Property Manager professional with expertise in finance  marketing resident relations material maintenance management and employee relations. Will establish the financial and operational goals of each community. Will be member of team whose services provide the business of developing redeveloping acquiring and managing high-quality apartment communities.

Improve and stabilize the overall financial performance by decreasing expenses improving day to operations and decreasing delinquencies and enhancing occupancy. Implement company policies and standardized operations assist with the acquisition of additional units including lease audits financial reviews  site inspections and staff interviews.

Excel with a company that continually provides the highest quality living environment and resident services in order to retain satisfied customers using a philosophy accomplished through professionalism  organization and quality resident services. Responsible to oversee up to 12 communities within the Midwest totaling 1100 units with duties including budget preparation  weekly site visits to ensure maximum performance oversee capital improvements monthly financial reviews with owners and partners.
Hire and manage a staff of up to 75 people consisting of Property Managers 
Assistant Property Managers
Leasing Associates 
Marketing Representatives 
Bookkeepers
Maintenance Supervisors 
Maintenance Associates and Make-Ready Techs.

Preparation and maintaining yearly budgets within the established guidelines. Prepare monthly budget variance and manager reports coordinate and supervise improvements and overall operations.

Will be the one accountable to ensure the optimum operational and financial performance of each community being met. Prepare and implement performance guidelines and marketing plans for each site  provide comprehensive management training and daily support to all site managers.

Review monthly financial reports  general ledger and comparatives for accuracy. Prepare monthly variance reports and analyze monthly and annual budgets. Oversee the delivery of prepared preventative maintenance plans. Oversee the negotiation of any legal issues with attorney. Take disciplinary action with your staff as becomes necessary. REQUIREMENTS:
Bachelor’s degree in Business or Marketing from a four-year college or University. Minimum of 5 years proven experience where you had to oversee multiple communities totaling over 900 units with duties including  budget preparation  weekly site visits to ensure maximum performance  oversee capital improvements  monthly financial reviews with owners and partners.

Minimum of 5 years proven experience involved in traveling to and overseeing multiple states with properties over 200 units per state. Minimum of 5 years proven experience where you had to improve and stabilize the overall financial performance by decreasing expenses  improving day to operations and decreasing delinquencies and enhancing occupancy.

Minimum of 5 years proven experience involved in the hiring  firing and management for  a staff of over 50 people consisting of Property Managers  Assistant Property Managers  Leasing Associates  Marketing Representatives  Bookkeepers  Maintenance Supervisors  Maintenance Associates and Make-Ready Techs.

Minimum of 5 years proven experience implementing company policies and standardized operations  assisting with the acquisition of additional units including lease audits  financial reviews  site inspections and staff interviews. Minimum of 5 years proven experience establishing the financial and operational goals for each community.
